Kinh Bac City Development Holding Corporation (HOSE: KBC) has released its Q2 2026 financial statements, revealing a mixed performance. While net revenue continued to increase compared to the same period last year, after-tax profit plunged by more than 91%, mainly because the company has not yet recognized revenue from lease agreements covering more than 170 hectares of industrial land.
According to KBC, these lease contracts have already been signed. However, revenue cannot yet be recognized because the land is still undergoing compensation and site clearance procedures. The company expects these transactions to be recognized in the second half of 2026, providing a significant boost to its business performance.
1. Q2 Profit Drops More Than 91% Despite Revenue Growth
According to KBC’s Q2 2026 financial report:
- Net revenue: VND 588 billion, up 15.5% year-on-year.
- Gross profit: VND 199 billion, down 62.8%.
- After-tax profit: VND 34.4 billion, down 91.4%.
Although revenue increased, profitability declined sharply due to delayed revenue recognition from industrial land leases and rising operating costs.
2. Revenue from More Than 170 Hectares of Industrial Land Yet to Be Recognized
KBC explained that its profit decline was primarily caused by accounting timing rather than weak demand.
Specifically:
- Lease agreements covering over 170 hectares of industrial land have already been signed.
- The land is still undergoing compensation and site clearance.
- Because handover conditions have not yet been fulfilled, revenue cannot be recognized under accounting standards.
The company expects to recognize most of this revenue by the end of 2026, making it the key driver for achieving its annual business targets.
3. Strong Financial Income Offsets Part of the Pressure
One bright spot during the quarter was financial income.
Highlights include:
- Financial income: VND 431 billion, more than 2.6 times higher than the same period last year.
However:
- Financial expenses: VND 304 billion, up 2.7 times.
- Interest expenses: VND 289.4 billion.
The sharp increase in financing costs significantly reduced overall profitability despite stronger financial income.
4. Only 9% of the Annual Profit Target Achieved
For 2026, KBC has set ambitious targets:
- Consolidated revenue: VND 10 trillion.
- After-tax profit: VND 3 trillion.
After the first six months of the year:
- 19.2% of the annual revenue target has been achieved.
- Only 9% of the annual profit target has been completed.
The company’s full-year performance will therefore depend heavily on recognizing revenue from industrial land leases during the remaining months of 2026.
5. Total Assets Exceed VND 74.1 Trillion
As of June 30, 2026:
- Total assets: VND 74.1 trillion, up 6.5% from the beginning of the year.
- Cash and cash equivalents: VND 5.522 trillion, down 34%.
Notably:
- Inventories: VND 33.357 trillion, up 23.2%.
- Trang Cat Urban and Service Project: VND 17.831 trillion.
The increase reflects continued investment in major development projects while also placing pressure on working capital.
6. Financial Debt Exceeds VND 33.6 Trillion
KBC continues expanding its investment portfolio, supported by significant borrowing.
Financial position:
- Total liabilities: VND 47.106 trillion, up approximately 10%.
- Financial debt: More than VND 33.673 trillion, representing 71.5% of total liabilities.
The high debt level contributed to rising interest expenses during the quarter and remains a key financial challenge.
7. KBC Shares Continue to Correct
At the close of trading on July 31, 2026:
- KBC share price: VND 27,800 per share.
- Down 0.89% from the previous session.
- Trading volume exceeded 1.1 million shares.
Since the beginning of 2026, KBC shares have corrected from the VND 36,000–38,000 range to approximately VND 26,000–28,000, reflecting investor caution following weaker-than-expected earnings.
However, market sentiment may improve if the company successfully recognizes revenue from its industrial park leasing contracts later this year.
Outlook
Although KBC’s second-quarter earnings were weaker than expected, the company’s long-term outlook remains positive thanks to its substantial industrial land bank and the large volume of signed lease agreements awaiting revenue recognition. If compensation and site clearance are completed as planned, more than 170 hectares of industrial land could be handed over in the second half of 2026, significantly improving both revenue and profitability. In addition, Vietnam’s industrial real estate market continues to benefit from robust FDI inflows and global supply chain diversification, providing favorable conditions for KBC’s future growth.
Conclusion
KBC’s Q2 2026 financial results primarily reflect delayed revenue recognition rather than weakening business fundamentals. With over 170 hectares of leased industrial land expected to be recognized later this year, total assets exceeding VND 74.1 trillion, and one of Vietnam’s largest industrial land portfolios, the company still possesses considerable growth potential. The pace of site clearance and land handovers will be the decisive factors determining whether KBC can achieve its ambitious VND 10 trillion revenue and VND 3 trillion after-tax profit targets for 2026.
