Industrial Real Estate Developer D2D Achieves Only 4% of Its 2026 Profit Target After Six Months
Vietnam’s industrial real estate sector continues to show significant differences in business performance during the 2026 earnings season. While many industrial park developers are benefiting from strong foreign direct investment (FDI) inflows and increasing demand for industrial land, Urban Industrial Development No. 2 Corporation (HoSE: D2D) experienced a difficult second quarter as both revenue and profit declined sharply.
According to its latest financial statements, D2D’s after-tax profit plunged 99% year-on-year, while revenue fell 92%. After the first half of 2026, the company has completed only 4% of its annual profit target, creating substantial pressure for the remaining months of the year.
Second-Quarter Earnings Declined Sharply Due to the Absence of Extraordinary Revenue
During the second quarter of 2026, D2D reported:
- Net revenue: Nearly VND 42 billion, down 92% year-on-year.
- After-tax profit: Approximately VND 2.5 billion, down 99%, marking the company’s weakest quarterly performance in several years.
According to management, the decline was primarily caused by an exceptionally high comparison base rather than deterioration in core operations.
In the second quarter of 2025, D2D recorded approximately VND 592 billion in revenue from the transfer of industrial land at Chau Duc Industrial Park, generating extraordinary profits.
Without a similar transaction in 2026, earnings returned to a more normal operating level.
This also illustrates the timing-dependent nature of revenue recognition in Vietnam’s industrial real estate sector.
Only 4% of the Annual Profit Target Achieved After Six Months
During the first half of 2026, D2D recorded:
- Net revenue: Nearly VND 86 billion, down 87% year-on-year.
- After-tax profit: Approximately VND 7.8 billion, down 96%.
Compared with its annual business plan, the company has achieved:
- Approximately 15% of its revenue target.
- Only 4% of its annual profit target.
For 2026, D2D has set ambitious objectives:
- Revenue: More than VND 594 billion.
- Pre-tax profit: Nearly VND 238 billion.
Consequently, the company must generate the majority of its planned revenue and earnings during the second half of the year.
Revenue Recognition Remains the Biggest Challenge
Unlike manufacturing businesses that generate stable monthly revenue, industrial real estate developers usually recognize revenue only when:
- Land handover is completed.
- Legal procedures are finalized.
- Industrial land transfer conditions are satisfied.
As a result, quarterly earnings can fluctuate significantly.
For D2D, the strong comparison base created by Chau Duc Industrial Park in 2025 largely explains the sharp decline in 2026.
The results therefore reflect accounting timing rather than weakening demand for industrial property.
Financial Position Remains Strong
Despite weaker earnings, D2D continues to maintain a healthy balance sheet.
As of June 30, 2026:
- Total assets: More than VND 1.416 trillion, slightly higher than at the beginning of the year.
- Inventories: More than VND 141 billion.
Most inventories are related to residential projects in Dong Nai Province.
One of the company’s greatest strengths is its conservative financial structure.
Unlike many real estate developers, D2D continues to operate with:
- No outstanding financial debt.
In today’s high-interest-rate environment, the absence of bank loans significantly reduces financial risk.
Most liabilities consist of:
- Customer advances.
- Deferred revenue.
These liabilities are primarily related to normal business operations rather than financial leverage.
Continuing to Expand Its Project Portfolio
Alongside industrial park development, D2D continues investing in residential projects.
Loc An Social Housing Project
The project includes:
- 3.6 hectares
- 1,011 apartments
- Total investment of approximately VND 1 trillion
The development is expected to provide affordable housing for workers employed in industrial parks.
Sonadezi Huu Phuoc Residential Area
Project highlights include:
- Approximately 30 hectares
- Nearly 80% of land compensation completed
Once legal procedures are finalized, the project is expected to become another important revenue source.
Industrial Park Project in Khanh Hoa Province
D2D is also participating in the development of a large-scale industrial park covering hundreds of hectares in Khanh Hoa Province.
The investment demonstrates the company’s strategy of expanding beyond Dong Nai into new industrial growth regions.
A Long-Established Industrial Infrastructure Developer
D2D originated as a state-owned enterprise under the Dong Nai Department of Construction, established in 1992 and equitized in 2005.
Today, it is a member of Sonadezi Corporation, operating across multiple sectors:
- Industrial park infrastructure.
- Residential development.
- Urban development.
- Industrial construction.
- Civil construction.
- Real estate investment.
Its long operating history and substantial land resources remain important competitive advantages.
Outlook for the Second Half of 2026
Although D2D’s first-half performance fell short of expectations, the company’s outlook depends largely on the progress of its industrial park and residential projects. Accelerated legal procedures, land handovers, and revenue recognition could significantly improve financial performance during the remaining quarters of 2026. Furthermore, D2D’s debt-free balance sheet, stable financial position, and ongoing investments in industrial parks and social housing provide a solid foundation for long-term growth as Vietnam’s industrial real estate market continues to expand.
Conclusion
D2D’s second-quarter financial results mainly reflect the absence of extraordinary industrial land transfer revenue recorded in the previous year rather than structural weakness in its business model. While the company has achieved only 4% of its annual profit target after six months, it continues to benefit from a healthy financial structure, no financial debt, an expanding project portfolio, and decades of experience in industrial infrastructure development. As demand for industrial land in Vietnam remains strong, successful project execution and timely revenue recognition will be the key factors determining D2D’s business performance during the remainder of 2026.
