8 Highlights of Long Thanh High-Tech Industrial Park: Dong Nai Leases Nearly 59 Hectares to Accelerate a US$282 Million Project

Dong Nai continues to strengthen its position as one of Vietnam’s leading industrial development hubs after officially leasing 58.6 hectares of land to Amata Long Thanh Urban Joint Stock Company for the development of the Long Thanh High-Tech Industrial Park.industrial-park.webp

The decision marks another important milestone for a strategic industrial project covering more than 410 hectares with a total investment of approximately US$282 million. The project is expected to become a major destination for high-tech industries, green manufacturing, research and development (R&D), and international investors seeking modern industrial infrastructure in southern Vietnam.

By expanding its ready-to-use industrial land, Dong Nai is also improving its ability to attract high-quality foreign direct investment (FDI) amid the ongoing global supply chain diversification.

1. Dong Nai Officially Leases Nearly 59 Hectares for Project Development

According to Decision No. 1903/QĐ-UBND, the People’s Committee of Dong Nai City has leased 58.6 hectares of land located in An Phuoc Commune and Long Thanh Ward to Amata Long Thanh Urban Joint Stock Company.

The land will be used to construct and operate infrastructure for the Long Thanh High-Tech Industrial Park.

The decision enables the investor to accelerate project implementation while creating additional ready-built industrial land for future tenants.

2. More Than 38 Hectares Have Completed Site Clearance

Among the leased land:

  • 58.6 hectares are officially allocated.
  • More than 38.4 hectares consist of former agricultural land where compensation, resettlement, and site clearance have already been completed.

The availability of cleared land significantly shortens project preparation time and allows infrastructure construction to begin more quickly.

Ready-to-use land is also one of the most important factors considered by international manufacturers when selecting investment locations.

3. Nearly 36 Hectares Reserved for High-Tech Manufacturing and R&D

According to the approved master plan:

Approximately 35.8 hectares will be dedicated to:

  • Industrial production.
  • Warehousing.
  • Research and Development (R&D) facilities.

The remaining land will accommodate:

  • Administrative center.
  • Service facilities.
  • Technical infrastructure.
  • Green parks.
  • Internal road systems.
  • Parking areas.

This integrated planning model is designed to meet the needs of high-tech manufacturers while supporting sustainable industrial development.

4. A 410-Hectare Project Worth Approximately US$282 Million

Long Thanh High-Tech Industrial Park features:

  • Project size: More than 410 hectares.
  • Location: An Phuoc Commune and Long Thanh Ward, Dong Nai.
  • Developer: Amata Long Thanh Urban Joint Stock Company.
  • Total investment: Approximately US$282 million.

The project is expected to become one of southern Vietnam’s largest high-tech industrial parks.

5. Developed by Thailand’s Amata Group

The project received its Investment Registration Certificate in 2015.

The developer, Amata Long Thanh Urban Joint Stock Company, is a member of Amata Group (Thailand), one of Southeast Asia’s leading industrial estate developers.

Amata has successfully developed multiple industrial parks in Vietnam, particularly in Dong Nai Province, and maintains strong relationships with global manufacturing corporations.

Its international experience is expected to significantly enhance the competitiveness of the Long Thanh High-Tech Industrial Park.

6. Prioritizing High-Tech and Green Industries

According to its development strategy, the industrial park will prioritize investments in:

  • High-tech manufacturing.
  • Green industries.
  • Supporting industries.
  • Advanced manufacturing technologies.
  • Research and Development (R&D).
  • High value-added industries.

The strategy aligns with Dong Nai’s goal of transforming its industrial sector toward innovation, sustainability, and higher productivity.

7. Strengthening Dong Nai’s Ability to Attract FDI

Dong Nai has consistently ranked among Vietnam’s leading provinces in:

  • Foreign Direct Investment (FDI).
  • Industrial park development.
  • Manufacturing exports.
  • Industrial production.

The addition of nearly 59 hectares of ready industrial land is expected to improve the province’s ability to attract large-scale international investment projects.

Its strategic location near Long Thanh International Airport, expressways, deep-water seaports, and major logistics corridors provides significant competitive advantages.

8. Creating a New Engine for Sustainable Industrial Park Growth

Long Thanh High-Tech Industrial Park is designed to become more than a traditional industrial estate.

It aims to develop into:

  • A high-tech manufacturing center.
  • An innovation and R&D hub.
  • A green industrial ecosystem.
  • A destination for multinational corporations.

Once fully operational, the project is expected to:

  • Generate substantial government revenue.
  • Create tens of thousands of jobs.
  • Accelerate high-tech industrial development.
  • Improve the competitiveness of Dong Nai Province and Southern Vietnam.

Outlook

The leasing of nearly 59 hectares represents a major milestone in the development of Long Thanh High-Tech Industrial Park. With a total area exceeding 410 hectares, an investment value of approximately US$282 million, and a strategic location adjacent to Long Thanh International Airport, the project is well positioned to become one of Vietnam’s premier destinations for semiconductor, electronics, automation, precision engineering, and green manufacturing investors.

As Vietnam continues benefiting from global supply chain diversification and increasing FDI inflows, Long Thanh High-Tech Industrial Park is expected to play an increasingly important role in attracting high-quality investment and supporting sustainable industrial growth.

Conclusion

Dong Nai’s decision to lease 58.6 hectares of land marks a significant step forward in accelerating the development of Long Thanh High-Tech Industrial Park. Backed by Amata Group, covering more than 410 hectares, and supported by an investment of approximately US$282 million, the project demonstrates Dong Nai’s commitment to developing modern, green, and innovation-driven industrial zones. With its strategic location, world-class infrastructure, and focus on advanced manufacturing, the industrial park is expected to become one of Vietnam’s leading destinations for high-quality industrial investment and long-term economic growth.
