Tín Nghĩa Corporation is entering a comprehensive real estate restructuring phase in 2026 with a strategy to scale back scattered investments and concentrate resources on four core sectors: industrial park infrastructure, petroleum, logistics, and agricultural products.real-estate.webp

Notably, the company plans to divest its entire stake in a nearly 157-hectare residential township project in Đồng Nai in order to optimize its investment portfolio and improve operational efficiency amid ongoing market fluctuations.

Tin Nghia Plans to Divest from a VND 5.4 Trillion Residential Project

The Board of Directors of Tin Nghia Corporation recently approved a plan to divest all capital contributions held by TID and its subsidiaries in Phuoc Tan Trading and Construction Joint Stock Company.

The move marks a significant milestone in the corporation’s restructuring roadmap and reflects its commitment to focusing on businesses with stronger cash flow and long-term growth potential.

Established in 2009 in Dong Nai Province, Phuoc Tan Trading and Construction JSC primarily operates in residential real estate development.

The company is currently the investor of the Nui Dong Dai Residential Area Project located in Phuoc Tan Commune, Dong Nai Province, featuring:

  • Total area of nearly 157 hectares
  • Total investment capital of approximately VND 5.4 trillion
  • Large-scale urban residential development orientation

As of the end of 2025, Phuoc Tan Trading and Construction JSC had a charter capital of VND 700 billion.

The ownership structure includes:

  • Tin Nghia Corporation (TID): 40%
  • Tin Nghia Industrial Park Development Corporation (TIP): 40%
  • Other shareholders: 20%

Notably, TID currently owns 56.74% of TIP, giving the corporation substantial influence over the project.

The planned divestment is expected to free up financial resources and enable Tin Nghia to focus on sectors generating more stable and sustainable returns.

Conservative Business Plan for 2026

According to documents prepared for the 2026 Annual General Meeting of Shareholders, Tin Nghia has adopted a cautious business strategy for the coming year.

In 2025, the corporation recorded outstanding business results:

  • Consolidated revenue: VND 14.323 trillion
  • Achieved 122.4% of the annual target
  • After-tax profit: VND 833 billion
  • Reached 124% of the planned target

Thanks to these positive results, the company proposed a 2025 dividend payout ratio of 12%.

However, in 2026, Tin Nghia plans to prioritize restructuring and sustainable development rather than aggressive expansion.

2026 Business Targets

  • Revenue: VND 10 trillion
  • Down 30.2% compared to 2025
  • After-tax profit: VND 450 billion
  • Down 46% year-over-year
  • Expected dividend payout: 10%

Although these targets are lower than the previous year’s performance, management believes the strategy will improve capital efficiency and strengthen the company’s long-term financial position.

Four Strategic Core Business Segments

As part of its restructuring strategy, Tin Nghia will focus resources on four key business sectors.

1. Industrial Park Infrastructure

Industrial park development remains the corporation’s most important growth pillar.

Dong Nai continues to rank among Vietnam’s leading destinations for foreign direct investment (FDI), creating strong demand for industrial land.

In 2026, Tin Nghia plans to expand leasing activities at:

  • Nhon Trach 3 Industrial Park
  • Ong Keo Industrial Park
  • Dat Do Industrial Park

Expected leasing areas include:

  • Nhon Trach 3: 2 hectares
  • Ong Keo: 21.3 hectares
  • Dat Do: 50 hectares

The company expects industrial infrastructure development to benefit from the ongoing relocation of global supply chains and increasing FDI inflows into Vietnam.

2. Petroleum Trading

Petroleum remains one of Tin Nghia’s traditional business sectors and a stable source of revenue.

The corporation will continue operating and expanding its fuel distribution network to maintain steady cash flow despite fluctuations in global energy markets.

3. Logistics and Warehousing

The rapid growth of e-commerce and international trade is creating significant opportunities for the logistics industry.

Tin Nghia aims to improve the efficiency of:

  • Warehousing systems
  • Inland container depots
  • Transportation services
  • Integrated supply chain solutions

Management believes logistics will become an increasingly important contributor to revenue while supporting industrial park operations.

4. Agricultural Products and Coffee Exports

Agricultural exports remain one of the corporation’s core business activities.

For 2026, Tin Nghia targets:

  • Coffee export and domestic sales volume of approximately 50,000 tons
  • Revenue of around VND 5 trillion

The company forecasts average coffee prices in 2026 at approximately:

VND 100,000 per kilogram

This pricing level is expected to support export growth and improve profit margins.

Dong Nai Continues to Strengthen Its Position as an Industrial Hub

Tin Nghia’s decision to prioritize industrial parks comes as Dong Nai benefits from several major infrastructure projects, including:

  • Long Thanh International Airport
  • Bien Hoa – Vung Tau Expressway
  • Ho Chi Minh City Ring Road 3
  • Cai Mep – Thi Vai Deep-Sea Port System

These strategic projects are enhancing the province’s attractiveness to domestic and international investors.

As a result, industrial real estate is widely expected to remain a key growth driver for Tin Nghia in the years ahead.

Strengthening Financial Quality Through Debt Recovery

In addition to restructuring its investment portfolio, Tin Nghia is placing strong emphasis on improving financial efficiency.

The corporation plans to:

  • Avoid creating new provisions for doubtful receivables
  • Accelerate recovery of outstanding debts
  • Resolve long-overdue customer receivables
  • Reverse provisions when conditions permit

These measures are expected to improve profitability and enhance overall financial performance.

Long-Term Growth Prospects After Restructuring

Although Tin Nghia’s 2026 business plan reflects lower revenue and profit targets, analysts view the strategy as a prudent and forward-looking approach.

Divesting from long-cycle real estate projects while concentrating on industrial parks, logistics, petroleum, and agricultural exports allows the corporation to focus on sectors with stronger cash flow and more predictable returns.

If the restructuring process proceeds successfully, Tin Nghia will be better positioned to capitalize on Vietnam’s industrial expansion, increasing FDI inflows, and global supply chain diversification trends.

Conclusion

The year 2026 marks an important turning point in Tin Nghia Corporation’s development strategy. The decision to divest from a major residential real estate project in Dong Nai and concentrate on four core business segments demonstrates the company’s commitment to efficiency, sustainable growth, and long-term value creation.

With industrial infrastructure, logistics, petroleum, and agricultural exports expected to remain growth sectors in Vietnam’s economy, Tin Nghia is building a stronger foundation for future expansion while enhancing shareholder value in the years ahead.
